Re-underlayment is the process of removing your existing tiles (carefully, so they can be reused), replacing the degraded felt or synthetic underlayment beneath them, and re-setting the original tiles. It's needed when your underlayment has failed — typically after 15–25 years in hot, high-UV climates — but your tiles themselves are still in good condition. It costs 40–55% less than full tile replacement and is the most cost-effective solution for the majority of aging tile roofs in Arizona, Nevada, and Southern California.

The tile itself can last 50–100+ years — clay tile is known to last 150 years in some climates. The limiting factor is the underlayment, which typically requires replacement every 15–25 years in hot, UV-intense climates (Phoenix, Las Vegas) and every 20–30 years in milder climates (coastal California, Texas Hill Country). With proper maintenance and timely re-underlayment, a tile roof is genuinely the last roof you'll ever install.

Clay tile lasts significantly longer (75–100+ years vs. 40–60 for concrete), handles freeze-thaw cycles better, and maintains color better over time. Concrete tile costs 30–40% less upfront and is the dominant choice in Phoenix and Las Vegas for its value in dry, freeze-free climates. For Colorado, higher elevations, or anywhere with regular frost, clay tile is the better long-term investment. In warm desert markets, quality concrete tile offers excellent value.

Insurance covers tile roofs damaged by specific perils — wind, hail, falling objects, and fire. In Colorado and parts of Texas where hail is common, many tile roof replacements are insurance claims. In Arizona and Nevada where most tile failure is underlayment degradation (wear and tear, not a sudden event), insurance typically does not cover re-underlayment projects. Always have a licensed roofer document damage before filing a claim, and understand that underlayment-only failures are generally excluded from standard policies.

No — unlike asphalt shingles, tile cannot be layered over existing tile. The weight would be structurally dangerous (tile already weighs 9–12 lbs per sq ft for concrete and 5–7 lbs for clay tile). All tile replacement projects require full tear-off of the existing tile before new tile is installed. This is one reason re-underlayment (reusing existing tiles) is so appealing — it avoids the cost of both tear-off and new tile materials.
